What is the minimum number of nights a home can be booked for? 7 nights. Italy is unique in that 99% of all homes rent only from Saturday to Saturday. Less than 7 nights are rarely accepted and if staying more than 7 nights, a second week will generally need to be paid for in full (even if only 10 nights are required).

Why is a cash security deposit required rather than simply a credit card number? Guests are being entrusted with a private owner's home, art collections, and valuable personal belongings. A cash security deposit is a good faith gesture, reassuring that the home will be well cared for. All security deposits are held in our corporate Client Trust Account and returned 4 - 6 weeks after departure depending on telephone billings.

Why is a credit card guarantee required in addition to a cash security deposit? The credit card guarantee provides additional security for the home owner in the event of damages in excess of the security deposit. For example, if a BBQ burned a hole in a deck, or a guest walked through a sliding glass door, or other major damage.

Why do many homes not allow events such as weddings or receptions? Why do the homes that allow events charge extra for each event? Opening up a private home for an event entails having individuals on the property who are not named in the rental contract. We simply adhere to the wishes of our home owners: to either prohibit events entirely, or charge for them as they feel is appropriate. Our home owners report that while mishaps such as red wine or food being spilled are rare, they most frequently occur during events.

Why choose Italian Villas?   Each of our homes are selected for our Vacation Rental Program based the following criteria:
  1. Condition – age of property or last renovation, maintenance practices, level of housekeeping proficiency, detailed cleanliness, grounds maintenance, equipment maintenance, and upkeep.
  2. Location and Views – In or near a city, ease of access, level of traffic, noise, privacy, neighbors, highways. Proximity to activities, dining, golf, tennis, hikes, towns. Beauty and variety of views.
  3. Amenities – Number of bedrooms and baths, fans or air conditioning, if needed, pools, Jacuzzis, water features, fireplaces, media/TV/CD/VCR, fax, wet bars, al fresco dining.
  4. Quality and Décor – This category is based upon such factors as cost of construction per square foot, quality of interior furnishings, art collection, textiles, type of bedding and linens, newness of towels and linens, down pillows or foam.
  5. Design – Is this a great home, well designed, well-lit, large enough bedrooms, spacious functional kitchen, gracious living and entertaining areas, good airflow? Does the home have outstanding architectural or historical qualities, and does it provide an uplifting experience of a home in Italy?
